Responsibilities

• ▹Occupancy: find where occupancy reads miss, including properties that hide available units, and improve how true availability is estimated
• ▹Unit mix: estimate the share of units by bedroom group, which depends on deduplicating and matching units across sources
• ▹Leases signed: better separate true leases from delistings and data gaps when a unit stops being listed
• ▹Source selection: decide which data source is most accurate for each attribute
• ▹Anomaly detection: catch bad data and unusual operator behavior before it reaches customers
• ▹Improve the logic and systems that turn raw multifamily data into the metrics customers see
• ▹Benchmark outputs against real operator data, diagnose where and why they miss, and design the fix
• ▹Prototype new analytics and data logic with AI coding tools like Claude Code or Codex
• ▹Partner with engineering to deploy and monitor the work in production, and share findings with product, engineering and leadership

Requirements

• ▹3+ years of multifamily experience in acquisitions, asset management, revenue management or operations (required)
• ▹Deep knowledge of how properties market and lease units: occupancy, leased vs. occupied, concessions, unit mix, lease-ups and the operator behaviors that distort them
• ▹Strong analytical foundation
